There are more than 20 new developments in the Park City and Deer Valley areas offering new homes, condos and townhouses for sale. Prices fall into three main groupings: $275,000 to $600,000, $825,000 to $1.4 million, and $1.6 to $6 million.

820 Park Avenue

The residences at 820 Park Ave are yet to be completed, but they are fully reserved. These new, contemporary residences have a prime location off Park Ave, right at the bottom of Main Street, and they are ski-in/ski-out as well. The town lift picks skiers up just outside the door, and the ski bridge over Park Avenue allows residents to ski back to the building's doorstep at the end of the day. Not only do the residents get private parking in a secured underground parking garage, but other amenities include a ski-prep lounge where each resident will have private lockers and the ability to change out of their gear there, and there is a rooftop deck for residents to lounge, and enjoy the comforts of the hot tub at the end of a long ski day!
It is interesting to see that the Parkite has struggled to sell units even though their construction has been complete for half a year, and this project is fully reserved, and construction hasn’t even been completes. Both properties offer top of the line, contemporary, and luxurious living, but 820 Park Ave listed with much more reasonable prices. All units were listed under $1,000/ per square foot; whereas, the Parkite is well over $1,000/ square foot. Yes, it is rare to see a developer list at such reasonable prices in a market like the one we are in today, but it paid off!
There is no set completion date on these yet, but it is likely towards the end of winter to early spring time period. Though I have mentioned multiple times that all 10 residences are reserved, things can happen with those contracts between now and completion, and units can become available. Apex at the Canyons Village

Yes, Vail now owns and operates Park City Mountain Resort, and Canyons. In fact, as of the start of the ski season 2015, they are now one! The biggest ski resort in North America, and one of the largest in the world! Naturally, Vail’s main competition within Park City is Deer Valley, a resort that is perennially rated as the top resort in the country. A unique feature that separates Deer Valley from most resorts is its ski-in/ski-out accessibility. This access is unrivaled by any! Park City, as a whole, is pretty much built out with a few smaller spaces that have the potential for development, but the base of the Canyons resort still has plenty of room for development before they reach capacity.
Apex at the Canyons Village is a brand new development that is going to bring 63 residences of competitive ski access, rivaling Deer Valley’s. These are going to be townhouses that are located on the slopes near the base of Canyons resort. Not only do they have ski access, but it will feature a ski run that goes right down the middle of the development! This will be the premiere ski-in/ski-out property at Canyons, and possibly in the world. The same architect that designed the Stein Eriksen Residences, which is one of the most successful new projects in town, designed the property and many, including myself, expect this development to follow in similar success. They are scheduled to break ground late spring to early summer of 2016.

Black Rock Ridge

A development that consists of townhomes and condominiums, Black Rock Ridge started construction in 2011. They are well-constructed with popular top-of-the-line finishes. This development is only about six to eight minutes east of downtown Park City off Highway 248. Many units have spectacular views of the backside of Bald Mountain at Deer Valley, and Jupiter Peak at Park City Resort!
Because of their superior finishes and close proximity to Park City, Black Rock Ridge has stood out to many buyers who don’t need to be in the heart of downtown and who are looking for more affordable prices. Since completion in early 2012, there have been a total of 167 sales of these units! This number does include re-sale of units, as well as brand-new units. Many buyers who purchased in the first phase saw quick appreciation, and have cashed out over the past few years. The developer continues to buy more land and build more units. They sell at a very rapid rate, and with each phase come higher prices.

Blackstone Residences

With only 5 total units, Deer Pointe is one of the most exclusive townhomes you can own in the area. Located in Deer Crest, the construction on these was completed in 2015. Yes, there is ski access to the Deer Crest development as a whole, but due to the Northern hillside location of these properties, they are not yet ski-in/ski-out. I say “not yet” because they do have plans to install a vernacular, similar to the one you may see going from the parking lots at Deer Valley’s lower Snow Park Lodge up to the St. Regis on the eastern hilltop. Deer Vista at Deer Canyon Preserve is a three-phase development of 103 estate home sites located on 400 acres overlooking the Jordanelle Reservoir. A gated community, Deer Vista is located about 12 minutes east of Park City’s Main Street on Highway 248. Fairway Springs Ski & Golf Villas

Similar to Juniper Landing, Fairway Springs Ski & Golf Villas is a development that has been around for a couple of years, but is expanding with new phases as the Canyons Village of Park City resort becomes more and more popular. Located on the hillside, along the fairway (hence the name) of the new Canyons golf course, and above Juniper Landing, Waldorf Astoria, and the Hyatt, these properties offer spectacular views of the Swanner preserve, and the Uinta Mountain range in the distance.
The new phase consists of downhill units that are very popular among buyers who are looking for main level living. You walk into the kitchen and living room from the garage without having to navigate any stairs, which can be a treat after a couple days of skiing, and are immediately introduced to the beautiful views that are accentuated by the bank of floor to ceiling windows. You cannot ski to your door at this location, but you are a short walk to a gondola that the Waldorf Astoria put in to accommodate this area. Juniper Landing

Juniper Landing is not a new development, but they are currently under construction on a new phase, which is expected to be complete by this summer, 2016. This is a popular townhome product that is located near the base of Park City Resort - Canyons Village, and right along the new Canyons Golf course that opened to the public in 2015.
This is not a ski-in/ski-out property, but owners do have access to the gondola that was installed by the Waldorf Astoria, and it is within walking distance of this location. Some two-bedroom units are still available under $1,000,000, which is a price point that is becoming obsolete in this area for new construction.

The Lift

The Lift development is directly coordinating with Vail Corp to be the feature residences in the new Canyons Village. Vail has brought in a top resort village designer to create an experience that will be unrivaled. This will be a condo/hotel with a front desk, but without the actual “condo/hotel” designation because that would make the property very difficult to finance. Each unit will come fully furnished. The lift project will be located below the new Apex project as the Canyons Village begins their facelift, and attempts to create the newest, most exciting ski village in the world! Vail Resorts takes a lot of pride in their image, which they proved by pouring $50 million in improvements into the resort just over this past summer alone. They are going to be directly involved in the creation of this development, and if it is anything like they have shown us in the short two years they have been in town, I expect this to be a phenomenal property! We at The Wilstein Team have been here through many changes in the Canyons Resort; it started as Park West with just the right hand side of the terrain available to ski, and a dumpy old lodge at the base. As one of the more highly anticipated new developments in Park City, Park City Heights is going to consist of 239 lots. The high level of anticipation can be accredited to the development's location. It is a large community that is located within the city limits of Park City; a development of its kind has not been created in many years. Not only is its capacity unique, but also the price point will be under the million-dollar range, well under for the most part. The community will offer great access to the historic “Rail Trail,” a six-acre community park, swimming pool, hot tub, and a state-of-the-art clubhouse.
160 of the lots will be offered at market rate pricing, and 79 of them will be deed restricted. Of the 160 market rate lots, 99 will be offered as vacant lots where the buyer can build a custom home, and 61 will be developer built where the buyer will have a choice of 3 designs: mountain, mining, and contemporary. These developer built homes will start in the mid $600k price range. Some spec homes are going to be built as well, that are expected to be priced at $750,000-$850,000.

The Parkite

The Parkite took a unique approach to marketing in not pre-selling any of the units and waiting until construction was complete before offering them to Buyer’s. The project was a big one as it was converted from the old mall that is located on 333 Main Street to the luxurious condos they are now. Each unit does come with an outdoor space, which is very rare in Old Town, and a couple of them even have a grass yard. The Parkite consists of 15 total units, and only one has been sold.
This is a unique product to the Main Street area. There have been condos that have sold in this price point on Main Street, but those have typically been unique condos that building owners converted into condos above their stores. This is the first winter they have been available so we will keep an eye on them to see if they generate any interest, but there is a good possibility that the price point drops on these or they become more welcoming to entertaining lower offers, which new construction projects typically stay away from.

Park's Edge

The Park’s Edge development is located six to ten minutes east of downtown Park City. It is technically in Heber City, but being north of the Jordanelle Reservoir, it is much closer to Park City. Due to the fact that it is not within Park City city limits, you are going to see a brand new product at a price point that doesn't exist within the city limits. HOA dues are very affordable at just $180/month, and that includes a clubhouse with a theater, fitness room, pool, and hot tub!
As prices continue to rise within the city limits, new developments like Park's Edge are becoming more and more desirable for entry-level buyers, and those who are looking for an affordable vacation home and aren't deterred by a ten-minute drive to get to the ski hill. This has proven true with Park's Edge newest phase that was released near the end of 2015 -- there are currently only two units still available for purchase. There is still have more land available to them to build on, and we expect to see them release the next phase as they near completion of the current one and prepare to break ground on the next, which is estimated to be late spring, early summer of 2016.

The Residences at 205 Main

Following suit with many other new developments in town, The Residences at 205 Main does not disappoint. This is truly a one-of-a-kind product. In looking at the renderings, it reminds me of a New York City suburb. Each unit has its own entry directly off Main Street!
The property is located at the top of Main Street right next door to the very popular Grappa Italian Restaurant, and across the street from a local favorite, the Wasatch Brew Pub. There is secure underground parking for the residents that are accessed from Main Street, and elevator access to each unit from the parking garage. Each property lives more like a townhome than a condo, offering two outdoor patios per unit; one of them being a rooftop deck that will serve great for rooftop entertaining, and viewing the many Main Street events, such as; the 4th of July parade, Sundance festivities, Halloween Dog Parade, and the Arts Festival!
Construction is expected to be completed summer 2016. The property has been listed for about 2 months, and none of them are under contract yet. We suspect that because these units are more reasonably priced than the Parkite, and they offer more square footage that they will become more and more popular as they near completion and buyer’s can start seeing what the finished product is going to look like from the curbside view. There are only six units that are available so once we see one or two go under contract it is likely that the others will go quickly.

Retreat at Jordanelle

Again, this development is going to be located just East of Park City in the same location as Park’s Edge. It is South of the 248 heading towards Kamas, but the closest city is Park City. The Retreat are larger townhomes for the buyer that is looking for affordable prices, but with enough room to account for larger families, or more friends that come out and vacation with them. HOA dues are very affordable at just $225 / month, and that includes a clubhouse with a theatre, fitness room, pool and hot tub!
This is the only property that a buyer will find under $500,000 with 5 bedrooms and close to 3,000 square feet. Due to the easy access to I-80 from this location, it is a popular location for families that need to commute to Salt Lake City for work, as it is only a 35-40 minute drive. The main negative to this location is that due to its location, the Retreat lacks majestic views that are a top priority for many buyers.
The current phase that is nearing completion, and was released in August of 2015 consists of 27 units; 22 of them are under contract, and only 5 of them are still available to purchase.

The Roundabout

Cleverly named, The Roundabout is built into the hillside right after the roundabout on Deer valley drive near Main Street, and the main bus transit center. This is a great location, giving the owners easy access to the slopes at Deer Valley, dinning on Main Street, and heading in and out of town.
The roundabout spares no expense with their finishes, and each unit has secure underground parking, and private outdoor spaces with individual fire pits, and hot tubs.

Rustler at Hideout

The Rustler is about 5 minutes further East on Highway 248 than Black Rock Ridge, The Retreat, and Park’s Edge, but many would contest that it is worth the drive to experience the exquisite views. Not only do these townhomes overlook the Jordanelle reservoir, they have the Timpanogos, and Cascade mountain ranges as the backdrop! These are two jagged mountain ranges that are a true spectacle and a treat to wake up to everyday! The view also includes a magnified shot of ski runs on the backside of Baldy Mountain at Deer Valley!
Similar to The Retreat, Rustler offers more square footage with coveted finishes many buyers are looking for. The main interior attraction is the large main level with a spacious kitchen area that opens up into the large living room, with high ceilings, which is great for entertaining!

Silver Creek Village

Silver Creek Village is more of a new “community” than it is a “development.” This highly anticipated community has been in discussions for the past couple of years, and is expected to break ground this summer 2016. It is located on the southeast corner of where I-80 meets US 40. It is a 240-acre development that is going to consist of 939 multi-family units and 351 single-family homes. The community will also include 50,000 square feet of neighborhood commercial space. There will be a total of 10 community parks and civic spaces, including a community garden.
Though Silver Creek Heights is going to bring a lot of new construction to the area, there are still a lot of unknowns about this development. They have not released any of the details on the buildings, and it is unclear what school district the kids living there will be in. Those that live in Promontory, a gated community just above this location, are zoned to go to South Summit, which is located in Kamas. Kamas is about a 15-20 minute drive east of the development. This can be problematic for families that would prefer to send their kids to the Park City School District. In the past, the Park City School District has allowed families that didn’t live within the district lines to petition in order to get their kids in, but that is coming to an end as the district is reaching (or has reached) its capacity. Though not finalized, there has been some speculation that the development could potentially include some schools as well, but this information is purely speculation at this time.

Soaring Hawk

Soaring Hawk is a new community that offers spectacular views from both custom home sites and single family residences overlooking the Jordanelle Reservoir and Deer Valley Resort. The project is in Hideout, Utah, which is located less than ten minutes from Park City and its award-winning ski resorts. It is only 40 minutes away from the Salt Lake International Airport. The Stein Eriksen name has become synonymous with Park City over the years as he was once the great Norwegian Olympic gold medalist alpine skier that brought his talents to the Park City area and helped the town pave its way to becoming the world class ski destination it is today! The residences mirror the archetypical “modern luxury” look and feel that is highly sought after by many of today’s buyers. There are currently only eight of the 39 condos still available to reserve, and 3 of the single-family homes available. 4 of the single-family residences have been completed and sold while the remaining ones are under construction. The many amenities the community has to offer are; a rooftop plaza, lobby, fine dinning, bar, lounge, dinning terrace, indoor pool and hot tubs, outdoor infinity pool and hot tubs, fitness center, fire pits, ski valet, and a spa.
